Boiler Repair, Service & Installation in Camberwell (SE5)

The 2021 Census counted 19,858 households in SE5. 63.6% live in purpose-built flats, against 17.1% across England, and another 15.4% in houses that have been converted or shared. Condensate that drains indoors

A condensing boiler makes water as it burns gas, a steady trickle that is mildly acidic and has to go somewhere. In a house with the boiler on an outside wall, the pipe usually runs out through the wall to a gully. In a flat in the middle of a block there is often no outside wall near the boiler, so the pipe runs inside instead: along the back of the kitchen units to the sink waste, or into a soil stack. That indoor route does not freeze in a cold snap, which is the classic winter fault for a pipe outside, but it has faults of its own. Inside the boiler there is a trap, a small U of water that stops flue gas coming out through the drain, and debris settles in it until it blocks. Outside the casing the pipe needs a steady fall the whole way, and where it joins the sink waste it has to be made so that the sink’s own water cannot run back up into it. A blocked kitchen sink can stop a boiler. So can a condensate pipe sagging between clips and holding water in a dip.

Listen at the boiler before you ring.

Signs worth noting are a gurgle from the boiler when it fires, water under the boiler or along the pipe, a sink that drains slowly, and a fault code soon after the heating comes on. Look at the sink first. If it is slow or blocked, that is a drainage job we do ourselves, and once its water can get away the boiler may well run again. A blocked trap inside the casing is for the engineer to clean, and the yearly service is when that normally gets done.

We trace the run from the boiler to the waste, re-fall or re-clip it where it dips, and remake a connection that lets sink water back. Where the run is long or the drop too small, a condensate pump may be needed, and that has a page of its own.
