Longfield and New Barn are conventional enough, and Hartley is a large low-density spread of detached and semi-detached houses on generous plots. New Ash Green is the outlier: a village designed and built as a single scheme in the nineteen sixties, with terraces grouped around communal greens, parking courts set apart from the houses, and a great deal of flat and shallow-pitched roofing.

Fawkham, out on the eastern edge of the district, is rural and scattered. The motor circuit at Brands Hatch sits on that side of DA3, which is the landmark most people use to place it.

The village’s design is the reason plumbers who have not worked there before lose an afternoon. Services frequently run in shared ducts and along boundaries rather than the way they would in a conventional street, and the flat roof detailing means a leak that shows up in a bedroom ceiling can have started somewhere entirely different.

That is not a complaint about the place. It is genuinely good housing, and the people who live in it tend to know their own property well. It just means the first job on any call is establishing where things actually run, rather than assuming.

The same logic applies across Hartley, where a lot of the houses have had extensions, garage conversions and outbuildings added over decades. Every one of those added a pipe or a circuit, and the original plan stopped being accurate a long time ago.

Parking is the other practical detail here. In New Ash Green in particular the cars live in shared courts set away from the houses, so a job that needs materials carried in wants planning rather than improvising on the day. It is a small thing, and it makes a real difference to how long anybody is in your house.
