Emergency Boiler Repair in Longfield & Hartley (DA3)

Half the homes in DA3 went up between 1965 and 1982. When an older boiler in one of them stops, finding the fault can be the easy part and finding the part the slow one.

On the Valuation Office’s count of homes by build period, 1,500 of the 7,290 homes in Longfield, Hartley, New Ash Green, New Barn and Fawkham date from 1965 to 1972, and another 2,190 from 1973 to 1982. A house that age is unlikely to be on its first boiler. The one that matters on a cold morning is whichever went on the wall at the last change, and if that was in the 1990s or the early 2000s, its maker may have stopped building it a long time ago. The 2021 Census adds that 3,219 households, 48%, own their home outright. In those houses there is no landlord to ring, and the choice between waiting for a part and replacing the boiler belongs to the people sitting in the cold.

Neither answer is right every time.

Discontinued parts and the wait

A boiler maker builds a model, replaces it with a newer one, and keeps supplying parts for the old one for a time. How long is up to the maker. Vaillant says it will supply parts for up to fifteen years after it stops producing a boiler. No UK law makes a boiler maker keep parts at all: the 2021 right-to-repair rules cover other appliances, and the ecodesign rules for boilers carry no spare-parts duty. The longer a boiler has lasted, the likelier it is to outlive its maker’s parts list, which is an odd reward for a boiler that has done well. So when something fails on a boiler that left the production line long ago, the part is in one of three places. It is still listed and arrives like any other order. It has dropped off the maker’s list, but stock is still sitting with a supplier somewhere, and the job turns into finding it. Or it has gone everywhere. Which of those it is decides the whole repair, and nobody can tell by looking at the boiler. What you see in the house is the frustrating version: an engineer who knows what has failed, a boiler left safe and not running, and a wait with no fixed end. On a call like this we name the part, tell you which of the three it is as soon as we know, and set out what will keep the house going in the meantime, so you are not sitting by the phone wondering whether anything is happening.

Meanwhile, the house still has to be lived in.

If there is a hot water cylinder with an immersion heater, Citizens Advice says to use the immersion for hot water while the boiler is out, and that keeps the taps and the bath going. If it has not been switched on in years, switch it on and give it time. If the water stays cold, the fault is on the electrical side, which is our other trade, so we can look at that ourselves. A combi has no cylinder, so if the fault has stopped the boiler altogether, the hot water stops with it, although an electric shower, if the house has one, runs off the electricity and carries on. For heat, Citizens Advice warns that portable electric heaters can be expensive to use, which matters more when the wait runs to days. Heat the room you are sitting in, keep its door shut, and let the rest of the house stay cool for a while.

Where the part has gone everywhere, there is little to weigh.

Anywhere short of that, it is a judgement. Ideal puts a combi’s typical life at ten to fifteen years, and Which? notes that older systems can lose efficiency. Against that, a repair that works buys time on a boiler you already own. The boiler’s age, whether this is its first fault or one of several, and how long you can manage meanwhile decide it.

If the part has gone, or the wait is more than the house can stand, we also arrange boiler installations, and both can be weighed side by side.

Boiler questions in Longfield & Hartley

We own our Hartley house outright and the old boiler still runs. Should we replace it before it fails?

Not on our say-so. Which? does not recommend replacing a boiler before it is necessary, and a boiler that runs well is doing its job. What helps is knowing where it stands while it still runs: the model on the front, roughly when it went in, and whether parts for it are still listed. Then a January breakdown is a decision already half made, not a scramble.

The boiler is past fifteen years old. Have its parts gone already?

Not necessarily. Vaillant’s figure of up to fifteen years counts from when it stopped producing the model, not from when yours was fitted. Other makers set their own terms.

Could a second-hand or copy part get the heating back sooner?

Sooner, possibly, and that is the trouble with it. On an Ideal, the maker’s answer is plain: do not use reconditioned or copy parts it has not authorised. An honest wait beats a part with no history.

Is it safe to run electric heaters while the part is found?

Yes, with care. Electrical Safety First says a portable heater should stand at least a metre from anything that can burn, should never run from an extension lead and should never be left on unattended. The metre rules out drying washing on it. The last rule means switching it off before bed and whenever the room is empty, however cold the house is.

Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
