Emergency Boiler Repair in Swanscombe & Ebbsfleet (DA10)
More than half the homes in DA10 were built from 2009 on. When one of them goes cold while its boiler sits lit with no code, check what asks the boiler for heat before anyone takes the casing off.

Gas work is carried out by Gas Safe registered engineers we work with. They show you their Gas Safe ID card, and any certificate for the work comes from them.
The Valuation Office’s 2026 list has 3,720 of DA10’s 6,960 homes in its newest band, built from 2009 onwards, 53%. Homes that new often came with controls that talk to the boiler by radio: a room thermostat on a wall or a shelf, a receiver in a small box beside the boiler, and a programmer, or an app, setting the times. Each of those is a link between a cold person and a boiler that may be in perfect order. When one link drops, the boiler has no way of knowing anyone is cold. It waits.
A healthy boiler that nobody is asking for heat looks broken.
A boiler nobody asks for heat
For heating, a boiler fires only when something asks it to. On a wireless set the room thermostat measures the air in the room and sends its call by radio to the receiver, which switches the boiler’s heating demand on or off, and the programmer or the app decides when that call is allowed through. Lose any link and you see the same picture: the display lit, the pressure where it normally sits, no code, and radiators that stay cold. It looks like a breakdown, and people ring about it as one. Worcester’s user guide for the Greenstar 8000 Life says no appliance fault is found on over 30% of all service calls, and its list of homeowner checks is the right place to begin: the power on, the programmer in an on period, the room thermostat and any cylinder thermostat not turned down too low, other gas appliances working, and credit on the meter if it is a prepayment one. Batteries come next. Many wireless thermostats run on them, and on some models a flat battery does more than blank the screen. Danfoss’s manual for the RET2000B-RF says that once the low battery warning shows, the batteries must be replaced within fifteen days or the thermostat turns the heating off. So a warning ignored at the end of a mild spell can turn into a cold house on the first sharp night, with nothing wrong on the boiler at all.
Never open the receiver or the wiring centre.
Power cuts are the other thing to rule out. Worcester’s manual for the 24i and 28i says to check the settings have been kept after a power cut, and that a mechanical programmer will need resetting. A dial timer that stopped for an hour in the night stays an hour behind. Digital programmers and apps vary, so read the clock and the schedule rather than assume either survived.
If a smart thermostat shows offline, check its power and the receiver.
On a call like this the first job is to see whether the boiler fires when it is asked, because a boiler that will not fire at all is a different fault altogether. If it fires, we work back along the chain: the receiver, the thermostat, the programmer, and the wiring between them and the boiler. Getting a thermostat and a receiver talking again follows the maker’s own steps, which differ from make to make, and sometimes that is the whole repair. A thermostat or receiver that has failed is a part to replace, not a boiler repair, and whether it is the device or the wiring behind it is what decides the job. If nobody ever showed you how your controls work, ask us to before we leave, so the next flat battery is a two-minute job rather than a cold night.
A boiler that is only waiting to be asked is no reason to buy a new one, and while we also arrange boiler installations, that page is for worn-out boilers, not flat batteries.
Boiler questions in Swanscombe
Our Ebbsfleet new build came with a thermostat nobody explained. How do we find out what it is?
Look on the front, the back or the battery cover of the thermostat, and on the receiver, for a make and model. With those you can find the maker’s user guide. Photograph both for whoever comes out.
We are in one of the older Swanscombe houses, with a wired thermostat and a dial timer. Which of these checks still matter for us?
Not every home in DA10 is new: the Valuation Office counts 760 built before 1900. With wired controls the batteries and the radio link drop out, but the timer does not. If the power went off, a dial timer will be behind until someone sets it again.
The receiver by the boiler is showing a red light. What does that mean?
On a Hive receiver, red means it has lost its connection to the thermostat, and no light means no power. Other makes may use other colours, so check yours in its guide. Follow the guide’s reconnecting steps, never open the box, and ring us if that fails.
How do I tell a controls problem from a fault on the boiler itself?
A lit display, normal pressure and no code point towards the controls, so work through the homeowner checks above first. A code, a pressure reading well outside its normal range, or no lights at all point away from the controls, and those are worth ringing about straight away.

Really quick response time, they came next day. Lovely blokes and got the required work done promptly, very happy with service received. Will definitely use London City Plumbers again!
I would like thank Mr. Ferrell from London City Plumber. Very good and timely advise, really appreciate it. He is very helpful, and guided me with the options available. I would definitely recommend him.
Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
