Swanscombe is an old village with a long industrial history, sitting on chalk between Greenhithe and Northfleet. Ebbsfleet, on the same district, is largely new: the international station opened there and a great deal of housing has followed it, with more still going up.

Two localities, one postcode, and a genuine split between houses over a century old and houses whose paint is barely dry. Very few districts on our patch make that contrast as sharply.

New build, snagging, and knowing who to ring

The most common thing we get asked in the newer parts of DA10 is not how to fix something but who is supposed to fix it. It is a fair question and the answer has three layers.

In the first two years, most defects sit with the developer under the snagging and defects period, and the right first call is theirs. After that, structural cover under the warranty usually continues for several more years, but it is structural, not a dripping tap. Everything outside both of those is an ordinary repair like any other house.

Where it gets muddy is a fault that is arguably workmanship rather than wear: a waste that was never set with enough fall, a radiator that has never got hot because the system was never balanced, a shower tray that moves. Those are worth pursuing with the builder first. If that goes nowhere, they are perfectly ordinary jobs to put right, and we will tell you straight which category yours is in rather than quoting for something you should not be paying for.

Swanscombe itself is the other half of the story. The older streets sit on the chalk and a good deal of that housing predates all of the new development by a century. Work in that half of DA10 looks like work in any other old village: additions, alterations, and pipework that has been extended rather than renewed.

Yes, though it is worth checking whether the developer should be doing it for nothing first. We would rather tell you that than take the work.

My new radiators heat unevenly. Is that a fault?

Usually it is a balancing issue rather than a fault, which means the flow is not being shared evenly between radiators. It is adjustable, and it is one of the things most commonly left undone at handover.

Do you cover the older part of Swanscombe as well as the new estates?
