Bexley Village is the old core: a proper high street, the Cray running through the bottom of it, and a scatter of genuinely old buildings among the shops. Blendon spreads north from there in mostly interwar semis. Then the district frays at the edges, because parts of Albany Park and parts of Joyden’s Wood are in DA5 and the rest of both are not.

It makes DA5 a strange shape to describe and an easy one to work in. Almost everywhere in it is within a couple of miles of everywhere else, and the housing is consistent enough that most jobs are recognisable before we arrive.

There is a version of every emergency where the damage stops at the point you rang, and a version where it carries on for another half hour. The difference is almost always what happened in between.

For a leak: water off at the stopcock, then open the lowest cold tap in the house to drain the pipes down. That drops the pressure at the split and takes the standing water out of the system. Put a bucket under it, move anything electrical out from underneath, and if it is coming through a ceiling, do not stand under the bulge.

For anything electrical: the affected circuit off at the consumer unit and left off. Not reset, not taped, off. If you cannot tell which circuit it is, the main switch does the whole board and that is a perfectly reasonable thing to do while you wait.

For a boiler that has locked out: note the fault code on the display before you do anything else. It is the single most useful sentence you can say on the phone, and it frequently decides what comes off the van.
