DA7 · Bexleyheath
Plumbers & electricians in Barnehurst & Bexleyheath North
DA7 covers Barnehurst and the northern half of Bexleyheath, and it is where our patch starts tipping downhill towards the river.
4.7 from 186 Google reviewsBarnehurst grew around its station between the wars, and the houses climb the slope in long terraces and semis with steep front gardens and side entries. North of the Broadway the same pattern continues until the ground drops away towards Erith.
Sloping ground matters more to plumbing than people expect. It changes where water goes when something fails, it changes how a waste run was set out originally, and it is the reason a leak in one house sometimes turns up in the one below it.
The two pipes that fail every winter
The first is the condensate pipe from a condensing boiler. It carries a slow trickle of slightly acidic water away, it is usually plastic, it is usually pushed out through the wall to a drain, and on a cold night it freezes. When it freezes the boiler shuts down and shows a fault, which is why a house full of people wakes up to no heating on the coldest morning of the year.
You can often fix it yourself. Find the plastic pipe leaving the boiler and going outside, pour warm water along the outside section, and reset the boiler. Not boiling water, warm. If it keeps happening, the pipe wants re-routing or lagging properly, and that is a small job worth doing once.
The second is the outside tap. Same story every year: nobody isolates it, the water in it freezes, the pipe splits behind the wall, and nothing shows until the first warm day when it thaws and the wall gets wet. If there is a valve indoors on the feed, close it in autumn and open the tap to drain it. If there is not, fitting one is half an hour.

DA7: questions we actually get asked
Abbey Wood is listed under DA7 and DA17. Which is mine?
Abbey Wood is split between the two, which is why searching it gives you contradictory answers. We cover DA7 and DA17 both, so either way you are inside the patch.
Is Barnehurst the same as Bexleyheath?
They share a post town, and DA7 is described as Barnehurst and north Bexleyheath for exactly that reason. Locally most people treat Barnehurst as its own place, which is fair enough given it has its own station and high street.
My boiler works fine all day but not first thing. What is that?
On a cold morning, nine times out of ten that is the condensate pipe freezing overnight and thawing later. The section above tells you how to clear it. If it happens with no frost about, it is something else and worth a look.
Why does a leak upstairs come out somewhere else entirely?
Because water follows the joists and the plaster until it finds a gap, and on a sloping site it can travel a surprising distance before it appears. Where it drips through is rarely where it started, which is why finding the source is most of the job.
