Upper Belvedere sits at the top with the older and larger properties, Lessness Heath and West Heath spread across the slope, and the ground falls away northwards towards the river and the marshland beyond. The abbey ruins in the woods sit just over the western boundary.

A slope that steep changes the plumbing. Mains pressure varies noticeably between the top of the hill and the bottom, and gravity has opinions about where water goes when something fails.

Incoming mains pressure is not a fixed national number. It depends on where the supply comes from, how high your property sits relative to it and what else is drawing on the same main at that moment. On a hill like this one, two houses a few hundred metres apart can have noticeably different pressure at the kitchen tap.

That matters when anyone specifies equipment. A combination boiler, an unvented cylinder or a mains-fed shower all assume a certain flow rate is available, and a unit sized on an assumption rather than a measurement is how people end up with a brand new boiler that cannot run a shower and a bath at the same time.

The check is simple and takes two minutes: run the cold kitchen tap flat out into a bucket for exactly one minute and measure what comes out. That number, in litres per minute, is the single most useful figure for deciding what a property can support. If somebody is quoting you for a system change without it, ask why.

It is worth running the test at the time of day you actually use the water, too. A main that performs well at eleven in the morning can behave quite differently at seven in the evening when the whole street is cooking.
