Covering Sidcup (north), Blackfen, Lamorbey, Longlands and part of Avery Hill.

Blackfen was laid out and built almost entirely between the wars, street after street of semis put up in a handful of years. Lamorbey sits beside it around the park, north Sidcup fills the gap down to the station, and Longlands runs along the edge shared with DA14.

When housing goes up that quickly it also gets its upgrades in waves. Whole streets were wired at once, rewired at once decades later, and are now reaching the point where that second round is itself old.

Wiring that is older than it looks

A house here can look thoroughly modern and still have circuits in it that predate almost everything plugged into them. The clues are physical rather than technical, and any homeowner can spot them.

Round pin sockets, or sockets with no earth pin, mean genuinely old wiring and should not be in use. Fabric or rubber sheathed cable visible in the loft or under the floor is past its life; the insulation goes brittle and crumbles when disturbed, which is why the light that has worked for forty years fails the week somebody goes into the loft for the Christmas decorations. A fuse box with rewireable fuse carriers and no RCD is another.

None of that means a house is dangerous today. It does mean a rewire is a question of when rather than if, and it means small jobs get more expensive when every one of them turns into a discussion about the circuit it sits on.

The useful thing is knowing which of those you have before you plan a kitchen or a loft conversion, because that is the point at which it stops being an abstract question.

DA15: questions we actually get asked

Half of Longlands is DA14 and half is DA15. Does that affect anything?

Not for us. Both districts are on the list. The split exists because the boundary was drawn through a built up area rather than around it, and it means Longlands addresses genuinely differ street by street.

Is Avery Hill in DA15?

Part of it is. Avery Hill sits on the edge of the district, with the rest falling outside towards Eltham. The DA15 part is covered.

How do I know if my house needs rewiring?

The visible signs are in the section above: round pin sockets, rubber or fabric cable, a fuse box with no RCD. If you have any of those, it is worth a proper look. If you have none of them, you are probably fine.

Can you do the electrics and the plumbing on one visit?

That is the entire point of the way this firm is set up. A kitchen or a bathroom in a house of this age usually needs both, and putting them on one booking means the sequence works rather than one trade sitting waiting on the other.
