Emergency Boiler Repair in Blackfen & Lamorbey (DA15)

Six homes in ten in DA15 went up in the 1930s, and their boilers sit wherever the last refit put them. When that is the loft, the hatch and the ladder decide how a repair goes.

Gas work is carried out by Gas Safe registered engineers we work with. They show you their Gas Safe ID card, and any certificate for the work comes from them.

Of the 12,160 homes the Valuation Office lists in DA15, 7,400 were built in the 1930s, 61%. Those houses were not designed with a boiler in the roof space. If one is up there now, it went up later: to clear a kitchen wall, as part of a loft conversion, or because the loft was the only place left with room for it. The 2021 Census puts 5,003 households, 44%, in semi-detached houses and 3,703, 33%, in terraces. In a semi or a terrace without a converted loft, the only way up to that boiler is the hatch. In Blackfen, Lamorbey, Longlands and north Sidcup alike, what sits under that hatch is the first thing we ask about on a loft boiler call.

Nobody publishes a count of loft boilers in DA15.

Loft boilers and safe access

Working on a boiler in a loft means carrying tools and parts up through the hatch, kneeling for the length of the job, and sometimes a long stretch with the casing off a short step from an open drop. Worcester sets out what it expects in a technical bulletin from November 2023 and in the manual for its Greenstar 4000. Access is a retractable loft ladder fixed in place, and a stepladder does not count as safe access, however steady it feels. There is fixed lighting for the route and the work area, not a torch. There is a guard, a handrail or a safety chain at the hatch, so nobody working with their back to it steps into the drop. A boarded walkway at least 600mm wide runs from the hatch to the boiler, and the boiler sits in a boarded area of its own: in Worcester’s figures, 600mm either side, 200mm below, and 1200mm in front or to the hatch. The route is kept clear of storage. The Greenstar 4000 manual also says a loft installation must conform to BS 6798. Other makers set their own figures, and not all of them ask for 1200mm. Without that kind of access an engineer may be unable to work on the boiler at all, a point Worcester’s Martyn Bridges made in the trade magazine PHPI. That is how a loft repair stalls. Not on the fault, and not on the part, but on getting to the boiler and staying safe beside it.

Never climb a stepladder to reset or top up a loft boiler.

From the landing you can still run most of the usual checks. Look at the thermostat and change its batteries if it shows a warning, check the programmer clock, see whether the gas hob lights, and check the credit if you have a prepayment meter. If the fused spur for the boiler is somewhere you can reach standing on the landing floor, make sure it is on. Then, when you ring, tell us what is under the hatch: a fixed ladder or a stepladder, a light switch or nothing, boards or bare joists. A photo of the hatch and one of the route from it says more than any description. If the answer is a stepladder and bare joists, we would rather talk it through on the phone than discover it on the landing.

Worcester’s figures are Worcester’s. The installation manual for your own boiler sets the ones that apply to it.

If the boiler up there is old enough that replacing it is on the cards anyway, we also arrange boiler installations, and its replacement does not have to go back in the loft.

Boiler questions in Blackfen & Lamorbey

Our house in Blackfen has the boiler in the eaves of a converted loft room. Does it still need a loft ladder?

No, if the room has its own staircase: the stairs do the ladder’s job. What matters then is the space behind the eaves door, which is a loft in all but name. It wants light to work by, something firm to kneel on and room in front of the boiler. Tell us what it is like when you ring, or send a photo.

The loft boiler is showing a fault. Should I go up and press reset?

Only if the loft has a fixed ladder, a light and boards to the boiler, and then only as the manufacturer’s user guide allows. Otherwise leave it and ring.

Who fits the ladder, the boards and the light?

The ladder and boards are carpentry, and plenty of people fit their own. The light is electrical work, and that side we do. Where the access falls short, we tell you exactly what is missing, with the figures from your boiler’s manual, so it goes in right the first time.

We have just bought a semi in Lamorbey with the boiler in the loft. What should we check before winter?

If there is a fixed ladder, go up once in daylight and look at the loft the way an engineer would. Is there a light that works from the hatch? Are there boards from the hatch to the boiler, and round it? Is there anything at the hatch to stop a step backwards? Anything missing is far easier to sort in October than with the heating off.

Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
