Covering Eltham, Mottingham, New Eltham, Well Hall, Avery Hill and Falconwood.

The ground falls south from Shooters Hill towards Mottingham and New Eltham, and most of what sits on it arrived as a planned scheme rather than a speculative row. Well Hall came first: over a thousand houses and a couple of hundred flats, put up in 1915 for skilled workers at the Royal Arsenal in Woolwich, with curving streets and tile hanging, render and slate mixed on purpose. The Page Estate followed in the twenties, Middle Park and Horn Park in the thirties, Coldharbour after the second war.

Layout is what shapes the work here. Planned housing goes up in blocks, with drainage and services designed for the block rather than for each house alone, and later infill has tied newer homes into runs far older than they are. An emergency plumber call in Eltham often turns out to involve more than one address. It is worth knowing too that the Progress Estate at Well Hall is a conservation area under an Article 4 direction, so anything visible outside, a flue, a condensate run, an EV charger on a front elevation, can be a planning question as well as a technical one.

Why a blocked drain in Eltham is often not your drain

On housing built as blocks, the foul drain does not run house by house out to the street. Several homes join one line along the backs or under a shared path, and the whole block leaves through a single chamber. When that run silts up or a root finds a joint, the water still has to go somewhere, so it surfaces at the lowest opening on the line. Usually a ground floor gully, and very often not the house that caused it.

Which is why the first move is not to plunge or pour anything. Lift the covers along the block and look. If the chamber nearest you runs clear and the next one down is full, the problem sits past you and nothing done indoors will touch it. If yours is full and the next is empty, it is in the few metres between.

It also decides who pays. Since October 2011, drains shared by more than one property, and the length beyond your boundary, have belonged to the water company rather than the householders, while the run from the house to that shared line is still yours. Clearing it and then putting a camera down answers both questions, and shows whether it is root ingress, a displaced joint in old clay, or ninety years of nobody looking.

SE9: questions we actually get asked

Some neighbours have SE9 addresses and others have DA16 or DA14. Why?

The postcode boundary and the borough boundary are different lines, and neither follows anything you can see. SE9 runs east past Avery Hill towards Falconwood and the DA16 edge, and south past New Eltham towards Sidcup. Mottingham is split across more than one borough as well.

Can I fit a combi in one of the older estate houses?

Usually, but two things decide it and neither is the boiler. First the incoming main, because a combi only gives what the main brings in. Second where the flue can terminate, which is a clearance question and, on a controlled frontage, a planning one. Both are worth settling before a boiler repair in Eltham becomes a replacement.

The downstairs toilet gurgles when the bath upstairs empties. Is that a problem?

It is air. A bath draining fast pulls water down the stack, and if air cannot get in behind it, it comes through the nearest trap instead. Usually a vent left short after an extension, or a partial blockage narrowing the pipe below. The noise tends to arrive weeks before a blocked drain in Eltham does.

We want an EV charger. Will the wiring in an older house cope?

Rarely the wiring itself. It is what sits between the meter and the board: the main fuse size, a spare way with the right protection, and what the house already draws with an electric shower or oven running. An electrician in Eltham should do a load assessment first, and where the supply is tight a load managing charger usually beats upgrading it.
