Emergency Boiler Repair in Welling (DA16)

In Welling, a boiler that stops on a cold morning is most often a gas boiler in a 1930s house, and if it has locked out, how many times you may press reset depends on who made it.

Gas work is carried out by Gas Safe registered engineers we work with. They show you their Gas Safe ID card, and any certificate for the work comes from them.

About two homes in three in DA16 were built in the 1930s: 9,890 of them on the Valuation Office’s count by build decade, the biggest share of any DA district. The 2021 Census found 11,602 households here heating with mains gas only, more than four in five. Put those together and the boiler that has stopped in Welling, Falconwood, East Wickham or Crook Log is most likely a gas boiler doing all the heating in a house built long before it.

That matters for one fault in particular. Boilers from Vaillant, Ideal, Worcester and Baxi all lock out: when the boiler cannot light its burner, or loses the flame, it stops and waits for someone to press reset, and on a cold morning the urge to keep pressing is strong.

The 2021 Census puts 64% of DA16 households in semi-detached houses, and a street of matching semis need not be a street of matching boilers. Each house had its boiler replaced at its own time, by whoever was fitting them that year, so the one next door may be a different make with a different rule about the reset button.

The reset rule belongs to the boiler, not the street.

Lockouts and the reset button

A lockout is the boiler protecting itself. When it is asked for heat it tries to light the burner, and it has to detect a flame within a set number of attempts. On a Vaillant ecoTEC plus that number is five. If it fails, the boiler stops, shows a fault and will not try again until someone presses reset. Losing the flame once it is running can end the same way. That is all reset does. It tells the boiler to have another go at lighting, and it repairs nothing. Vaillant’s guide for the ecoTEC plus says that when F.28 appears you should first check the gas is on, then press reset, and repeat that no more than three times before calling a competent person. Ideal’s guidance for its own lockout is to reset once and call if it does not clear, and if you press reset too many times inside fifteen minutes, an Ideal shows a different code for that alone. Baxi puts it in one line: if lockout happens often, there is a fault. Worcester says some of its codes cannot be cleared by a simple reset, and lists no gas or low gas, a blocked condensate pipe and a blocked flue among the causes behind one of its codes. Nobody’s guide says keep pressing. Each extra press is one more attempt to light with the same cause still in place. The numbers differ because the boilers differ, which is why the right number for your house is in your boiler’s own user guide, not next door’s.

Before any reset, check the gas is reaching the house.

That is the check Vaillant puts first, and you can do it without touching the boiler. Look at the emergency control valve by the gas meter: the handle in line with the pipe means on, a quarter turn across it means off. If it is off and nobody knows why, leave it off and ring. If you have a gas hob, try a ring. If the hob lights, gas is reaching the house and the problem is more likely at the boiler end. Read the boiler’s pressure gauge as well, because low pressure stops a boiler on a fault of its own and a reset adds no water. Then press reset once and give it a few minutes to try. Count your presses. When you reach the number in your boiler’s guide, stop, and ring with the code.

After that it depends how it fails. A boiler that locks out again before teatime still has whatever stopped it the first time. On a call like this we start from the code and the history: how often, since when, and how many presses.

Regular lockouts are a fault to find first, but we also arrange boiler installations for when the fault is not worth chasing on an old boiler.

Boiler questions in Welling

Next door has the same semi and says press reset until it goes. Is that right for mine?

Only if your boiler’s own guide says so, and none of the guides from Vaillant, Ideal, Worcester or Baxi says anything like it. Next door may well have another make with another limit. Look at the name on the front of yours, find its user guide and follow the number it gives. If the guide left with the last owner, the maker’s website has it under the model name.

It reset and has run all day since. Do I still need anyone?

Possibly not. One lockout cleared by one press can be a one-off. Note the code and the date. If it keeps happening, that is what Baxi calls a fault.

I pressed reset and nothing changed at all. Why?

Because not every code is a lockout. Worcester says some codes cannot be cleared by a simple reset, and a boiler that has stopped on low pressure will sit there however often you press. Check the gauge, photograph the display and ring instead of pressing again. A code you have never seen before is worth a photo, because reading one out loses the dots and letters that matter.

I have used up the presses the guide allows. Will waiting and trying later help?

It might relight, but waiting does nothing to whatever stopped it, and how many presses it has already had is one of the most useful things you can tell us. Leave it and ring.

Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
