Emergency Boiler Repair in Bexleyheath (DA6)
Plenty of boilers in Bexleyheath are hidden, built into a kitchen in a 1930s semi or shut in a hall cupboard in a flat. When one breaks down, reaching it comes before fixing it.

Gas work is carried out by Gas Safe registered engineers we work with. They show you their Gas Safe ID card, and any certificate for the work comes from them.
On the Valuation Office’s figures for when homes were built, 1,330 of DA6’s 4,700 went up in the 1930s, the largest group on that count, and the 2021 Census found 42% of households living in semi-detached houses. A house of that age was built long before wall-hung boilers were common. The boiler came later, and every kitchen fitted since has had to be planned round it, sometimes with the boiler’s manual open and sometimes without. Most fitters hide a boiler neatly.
Neat and serviceable are not the same thing.
Then there are the flats: the 2021 Census counted 1,150 households, 24% of the district, in purpose-built blocks, the sixth highest share of the eighteen DA districts. In a flat the boiler often lives in a cupboard in the hall or the kitchen, sharing it with whatever else needs a home, and the first thing an engineer meets on opening the door can be the hoover.
Clearances round a boxed-in boiler
Every boiler maker publishes the space its appliance needs around it, and the figures change from one make to the next. Worcester asks for 600mm clear in front of a Greenstar 4000, or 450mm in some conditions, with 5mm either side, and says an access door is required to install, service and maintain it. Vaillant wants 500mm in front of an ecoTEC plus and 5mm at each side, or 70mm if the side sections are to be removed. Ideal asks for 450mm of clearance with the cupboard door open on a Logic+ Combi2, and 100mm below it, which can drop to 15mm only if the panel underneath is easily removable. Those numbers are there so an engineer can get the casing off and reach the parts inside. From the kitchen side you would never know: the doors match, the display shows through a flap, and the boiler only reveals how tightly it is boxed in when somebody needs the front off. A kitchen planned around cabinet sizes rather than the boiler’s manual can look right and still not leave that room: a wall unit with a fixed shelf a few centimetres under the boiler, a filler panel screwed across the pipework, a door that opens only far enough to read the display. None of it matters while the boiler runs. On the day it stops, the shelf, the panel or the unit may have to come off before anyone can start looking for the fault, and in a tight kitchen that is the first part of the repair.
A screwed panel comes off. A tiled-in one needs a conversation.
Before the engineer arrives, clear rather than dismantle. Empty the cupboard the boiler lives in, and the ones beside and beneath it if the pipework runs through them, and take everything off the worktop in front. Do not start unscrewing kitchen units, and never the boiler’s own casing.
Then tell us on the phone what is built round it.
A door, a fixed panel, a shelf or a full tall unit each changes how the visit starts, and knowing which one you have means the engineer turns up ready for it. If the box round your boiler falls short of what its manual asks, we tell you what would need to change so the next visit does not start the same way.
If reaching an old boiler now means taking kitchen units apart, and you were already wondering about a new one, we also arrange boiler installations, and that page covers moving a boiler as well as replacing it.
Boiler questions in Bexleyheath
Our 1930s semi in Upton had the kitchen refitted round the boiler. Will units have to come out for a repair?
Not necessarily. It depends on what the fitter left in front of the boiler and below it, against what its manual asks for. A door that opens wide and a panel that lifts out may be enough. A fixed shelf underneath comes off first.
Our flat’s boiler cupboard is the only storage we have. What has to come out of it?
Everything, ideally for good. Ideal says a boiler compartment must not be used for storage, and Worcester says no clothes, towels, paper or plastic bags on or next to the boiler. Awkward in a small flat, but the rule stands.
Does the boiler cupboard need vents cut into the door?
Not for two of the room-sealed boilers above. Vaillant for the ecoTEC plus and Ideal for the Logic+ Combi2 both say the compartment needs no ventilation. Other models have their own manuals, so do not cut grilles into a new door on someone’s say-so.
We are having a new kitchen fitted next year. What should the fitter leave round the boiler?
Give the fitter the boiler’s make and model so they can work to its installation manual’s clearances, in front, at the sides and below. Worcester says an access door is required to service a Greenstar 4000. Any panel underneath should lift out easily.

Really quick response time, they came next day. Lovely blokes and got the required work done promptly, very happy with service received. Will definitely use London City Plumbers again!
I would like thank Mr. Ferrell from London City Plumber. Very good and timely advise, really appreciate it. He is very helpful, and guided me with the options available. I would definitely recommend him.
Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
