Emergency Boiler Repair in Eynsford & Farningham (DA4)

A boiler in a DA4 garage, utility room or lean-to sits in air nobody heats. Its frost protection needs the power and the gas left on, and it looks after the boiler, not the pipes.

Gas work is carried out by Gas Safe registered engineers we work with. They show you their Gas Safe ID card, and any certificate for the work comes from them.

The Valuation Office, which counts homes by the decade they were built, puts 740 of the 4,160 homes in DA4 before 1900, about 18%. Nobody planned those houses around a gas boiler. When heating arrived, the boiler went wherever a wall, a gas pipe and a way out for the flue lined up, and in an old cottage that can be a room added long after the house itself. The 2021 Census puts 1,320 households, a third, in semi-detached houses and 926, nearly a quarter, in detached ones, the house types most likely to have a garage or a utility room built on at the side. Neither figure counts boilers in garages, and no source we know of does. They describe the housing where it happens, in Farningham, Eynsford, South Darenth, Horton Kirby and Sutton-at-Hone alike.

The boiler can look after itself, up to a point.

Garage boilers and frost protection

Frost protection is built into many current boilers, and the manuals are plain about its limits. One Worcester manual, for its 24 and 28 models, says the pump runs when the temperature drops below 8°C and the boiler fires below 5°C, and that this works as long as there is power: switch the boiler off and the protection goes with it. Baxi’s manual for the 400 Combi 2 says the feature will not work with no power or with the gas supply cock closed, and that it protects the boiler, not the system. Vaillant’s instructions say its protection works below 5°C, only with the boiler switched on, and that it cannot promise water will circulate through the whole installation. Three makers, different wording, one shared rule: the boiler has to be on. Now put that boiler in a garage. The pipes leaving it run along a cold wall, through a gap in the brickwork, sometimes under a floor or across a yard, before they reach the warm part of the house, and the boiler’s protection does not follow them. Baxi’s advice for pipes in unheated areas is a pipe thermostat or a frost thermostat, which calls for heat when the pipe or the space gets cold, and every run you can see wants lagging. The tidy-minded mistake undoes all of it: switching the boiler off at the spur before a winter holiday to save a little gas, then coming home to a boiler that sat through a frost with nothing protecting it.

Leave a garage boiler switched on all winter.

If you have come home to a cold house after a frost and the boiler was off, look before anything is switched on. Walk the pipes you can reach in the garage and check for a split, frost on the copper or water on the floor. If something is frozen or split, leave the spur off and ring. If everything looks dry and nothing is visibly frozen, switch the spur back on and read the display and the pressure gauge. If the gas was turned off at the meter as well, say so when you ring rather than guessing at it. If water starts coming from inside the boiler casing, switch it off at the spur again, put a bowl under the drip, keep the water away from the sockets and ring. On a call like this nothing is fired before it has been looked at: the pipework in the cold space first, then the boiler, then a run with someone watching the joints.

Whether your boiler has frost protection at all, and at what temperature it acts, depends on the model, and its user manual will say. Whether the garage needs a frost thermostat as well depends on how exposed the pipes are. Fitting one is wiring as much as plumbing, and we do both.

If a frost has done enough damage that a new boiler makes sense, we also arrange boiler installations, and the cold pipes are part of that job.

Boiler questions in Eynsford & Farningham

We go away for a fortnight every January. Should the garage boiler go off at the spur?

No. Leave the spur and the gas on and turn the heating down at the thermostat or programmer instead. The frost protection only runs while the boiler has power.

Our house in Horton Kirby was built before 1900 and the boiler is in a lean-to. Is that the same as a garage?

For frost, treat it as one. What matters is whether anyone heats the space, not what it is called. A lean-to, a utility room with an outside door or a garage leaves the boiler relying on its own protection and the pipes on lagging and, where exposed, a frost thermostat. A thermometer left out there through a cold week will tell you how exposed it is.

What should be lagged in the garage, and what should be left alone?

Lag the water pipes you can see in the cold space: the heating flow and return, the cold water supply and the condensate pipe, which industry guidance treats as an outside pipe when it runs through a garage and insulates with at least 19mm of lagging. Leave the gas pipe, the flue, the wiring and the boiler casing alone, and never wrap the boiler itself.

Is a frost thermostat the same as the thermostat in the hall?

No. The hall thermostat asks for heat when the house is cold. A frost thermostat sits out in the cold space and asks for heat only when that space gets close to freezing, whatever the programmer says.

Excellent service. We had a blockage in our main pipe which other plumbers failed to identify. We called Farrell who arrived within an hour the same evening, immediately identified the blockage and removed it, giving us our bathroom back. Highly recommended and will definitely call again for future issues.
