The creek and the river set the shape of it. North of the High Street, out towards Evelyn and Deptford Park, most of the old dock and industrial land now sits under new blocks of flats, some finished in the last few years and some still going up. Behind them are the post war estates. South of the railway, around St Johns and Tanners Hill, the older grain survives: Victorian terraces, small vernacular shopfronts, and on Albury Street a rare run of early Georgian houses, listed and inside the conservation area around St Paul’s.

So the work splits in two. Wet underfloor heating is a different machine to a radiator system, even where the same boiler or heat interface unit feeds both. Loops of plastic pipe are buried in screed, and every loop runs back to a manifold, usually in a hall or utility cupboard. Each loop has a flow meter you can see and an actuator, a small electrical head that opens or shuts that loop when the room thermostat calls. In front of it all sits a blending valve, mixing cooled return water into the hot flow so the water entering the floor is nearer forty degrees than the seventy a radiator would happily take. That is not a preference. Screed and floor finishes are not built for radiator temperatures, and running a floor hot softens adhesives, lifts engineered boards and cracks the screed.

What you notice living there is one room that never comes up while the rest of the flat is fine. The natural response is to turn that room’s thermostat higher, and it achieves nothing, because a thermostat only asks, and something between the ask and the floor is not answering. Usually it is the actuator on that loop, failed shut or having lost its wire back to the wiring centre. Sometimes the loop is airlocked, or its flow meter was closed during a snagging visit and never reopened. Even when it all works, a floor is slow, so winding a stat to twenty eight at eight in the morning makes it run long, not hotter.

Almost all of this is resolved at the manifold with the floor left alone. Actuators unscrew and are replaced in minutes, and lifting the head off a loop tells you straight away whether the valve underneath was the problem. Loops can be purged one at a time, flow meters balanced so a long loop is not starved by a short one, and the wiring centre checked so each thermostat drives the actuator it thinks it does. The blending valve is worth reading too, because if someone has wound it up chasing a faster warm up, the answer is to put it back. The one thing that genuinely needs a floor opened is damage to a buried loop, usually a screw driven through it long after the place was finished. That shows as pressure that will not hold rather than one cold room, and it is worth testing loop by loop before anybody takes a cutter to screed.
