Plumbers & electricians in Orpington
Orpington is suburban housing sitting on the chalk of the North Downs, and the water that chalk produces is the thing most likely to shorten the life of anything in these houses that heats it.

The town runs along the High Street with the River Cray rising in Priory Gardens behind it, and the district spreads south and west onto proper downland. Locksbottom and Farnborough sit up on the ridge, Green Street Green below them, and by the time you reach Chelsfield and Downe you are in villages with fields on three sides rather than suburbs.
The housing follows that shape: Edwardian and interwar semis near the station, post-war private estates filling in towards Farnborough and Chelsfield, older cottages and larger detached houses around the village cores. Different decades, different pipe materials, different boilers.
What all of them share is the water. It comes off chalk, so the same dissolved calcium reaches every stopcock in BR6 whether the house went up in 1908 or 2008. It is why a boiler repair in Orpington so often comes back to the same short list of faults, and why a new bathroom or shower room here is worth specifying with the water in mind.
Why hard water is the main thing working against a boiler in Orpington
Rain falling on the North Downs soaks through chalk long before it reaches a tap, and chalk is calcium carbonate. It dissolves on the way through, so what arrives at the stopcock in Chelsfield or Green Street Green carries a lot of calcium in solution. Cold, it stays there and harms nothing. Heat it and it comes back out and sticks to whatever surface did the heating. Scale never builds evenly around a house. It builds where the water gets hottest and moves slowest: the plates of a combi heat exchanger, the element of an immersion heater, the base of a cylinder, the jets in a shower head.
You rarely notice it start. The first sign is usually noise, a kettling or rumbling as water flashes to steam under a layer the heat cannot get through fast enough. The shower then runs hot, cool, hot again, because a furred exchanger cannot move heat into the water quickly enough to keep up with what passes over it. An immersion takes longer and longer, then fails, and the element comes out wearing a grey coat of chalk. Combis suffer worst because nothing buffers them: open a hot tap and fresh mains water goes straight through a narrow exchanger, cold to hot in seconds, which is exactly the condition that drops scale out fastest.
Two products get sold against this and they do not do the same job. A softener is ion exchange: it genuinely removes the calcium and swaps it for sodium, it runs on salt you top up, and it needs a drain, some space and usually one hard tap left for drinking. A scale reducer is a small device on the cold main feeding the boiler. It takes no hardness out at all. It alters how the crystals form so they are less inclined to bond onto hot metal, which is worth having and cheap next to a softener, but it protects one appliance rather than treating a house. Which makes sense depends on the property, on where the main comes in, on cylinder or combi, and on how much room there is. Better decided before a new boiler goes in than three years after.

BR6: questions we actually get asked
Do you cover the villages as well as Orpington town?
Yes. BR6 takes in Locksbottom, Farnborough, Green Street Green, Chelsfield and Downe alongside Orpington itself, and we work across neighbouring BR5 and BR2 too. It is one team for both trades, so an emergency plumber in Orpington and an electrician in Orpington are the same phone call, whether that is a burst pipe at night, a consumer unit tripping or an EV charger going on the drive.
Will a softener fix a boiler that has already scaled up?
No. Softening stops more scale forming from the day it goes in, but it does very little about deposits already bonded inside a heat exchanger. A lightly furred exchanger can sometimes be recovered with a chemical flush. A badly furred one is usually replaced, and on an older boiler the honest sum is whether that part is worth putting into it at all.
Why does the shower go hot and cold in a house with a combi?
In hard water the usual suspect is a scaled plate exchanger, which cannot pass heat into the water fast enough at high flow, so the temperature hunts. It is not the only cause. A worn diverter valve, a tired thermostatic cartridge or a poor incoming flow rate all look similar from the bathroom, and telling them apart means measuring at the boiler rather than guessing.
Does hard water block drains too?
Not really, and the distinction is useful. Scale forms where water is heated and held under pressure, so it is a supply side problem: boilers, cylinders, shower heads and tap seats. A blocked drain in Orpington is nearly always something else, usually fat and soap narrowing the waste over years, wipes that should not have gone down, or roots finding older clay pipework.
