The ground rises from Perry Vale up towards the Horniman and the housing changes as it climbs. Around Dartmouth Road and Devonshire Road it is dense late Victorian and Edwardian terraces, brick, bay fronted, two storeys with a back addition. Higher up, on roads like Honor Oak Road and Wood Vale, the houses get considerably larger, and a good number of those villas were divided into flats decades ago.

There is later building mixed in, but the bulk of what we work in went up between roughly 1870 and 1910 with the same plumbing arrangement inside it. For twenty years or so the standard upgrade in a house like that has been a combination boiler, and that conversion changes far more than which appliance hangs on the wall.

The gain is real and worth stating plainly. The tank goes, the cylinder goes, the airing cupboard becomes an ordinary cupboard, and every hot tap runs at mains pressure instead of whatever a tank a few metres above it could manage. Nothing reheats and nothing runs out mid bath. What is lost is the store. A vented system kept a large volume of hot water sitting ready for whoever wanted it first. A combi keeps none. It heats water as it passes through, so its output is not a volume, it is a rate.

The second thing is the pipework nobody took away. In a house this old the hot distribution was sized and routed for gravity, and after a conversion those same pipes work at mains pressure, with tank feeds capped off somewhere in the loft and dead legs left where the vent and cold feed used to run. That is behind most of the complaints we hear afterwards. One outlet trickles while the rest of the house is fine, air keeps finding its way back in, or the shower cools in waves because a long narrow run cannot pass enough water for the boiler to hold a steady flame. That is not the boiler failing. It is old pipe doing a new job.

The third thing decides the other two, and it is the incoming main. A combi can only hand on what the street supply gives it, so a house with a small or aged supply pipe runs one decent shower and then disappoints the moment the kitchen tap opens, because two outlets are sharing one flow instead of drawing from a store. Measure it before anything is bought rather than after. Where the flow is genuinely healthy, a combi conversion is usually the right call. Where it is not, or where two bathrooms need to work at once, an unvented cylinder or a system that still stores hot water is often the honest answer.
