The centre sits around Beckenham Junction and the High Street, with Kelsey Park just to the south. When the railway arrived in 1857 the Cator family, lords of the manor since the eighteenth century, released their land for building, and what went up were wide tree lined avenues of large detached villas standing in their own grounds.

Park Langley came later and came planned. In 1908 a Lewisham building firm bought around seven hundred acres and laid out a garden suburb around a golf course, curving avenues instead of a grid, substantial houses on deep plots. Wickham Way and Hayes Way were among the first roads pegged out, and the best of that Edwardian work is a conservation area now.

Most of these houses have been modernised at least once, and the fashion for thirty years has been a combination boiler: no cylinder, no loft tank, hot water made as you open the tap. That needs space, a safe discharge to outside, and sometimes a new supply pipe in from the road, which means digging.
